What About the Condo Association’s Policy?
Your condo association’s master policy likely provides coverage for certain aspects of the condo building. Typically, your condo association carries an insurance policy for common areas, such as the lobby, walkways, boiler or basement, but won’t provide coverage for items in your unit. What Does Condo Insurance Cover?
Similar to a standard homeowners insurance policy, condo insurance is a package policy in that it provides protection for both property and liability.
• Property: A personal condo policy can help protect you from losses to your personal property and the interior of your unit.
• Liability: The liability-to-others portion of your policy helps cover you against lawsuits for bodily injury or property damage that you or a family member may cause to other people. It helps pay for both the cost of litigation and any court awards, up to the limit of your policy, and covers you at home or away.
• Loss Assessment: Helps defray the cost to Condo owners for damages to common areas of the property whereas the Condo Association assesses part of the bill onto unit owners.
Depending on where you live, you may need to consider purchasing additional coverage for floods, sewer backup coverage or service line coverage. Additionally, if you have high-value personal items, you may need to purchase additional insurance to insure those items properly.
